It depends on your building's age, height, and county — but in most cases the city wants two things: a signed and sealed report from a licensed engineer confirming the structural and electrical condition of the building, and a permit application submitted with that report. For Miami-Dade and Broward, this is required at 40 years and every 10 years after. Under Florida's SB 4-D milestone inspection law, condominiums and cooperatives 3 stories or taller must complete a Phase 1 structural inspection at 25 or 30 years depending on their distance from the coast. If repairs are needed, the city also wants documentation that those repairs were completed before they'll close out the recertification. There are four stages. First, we review your building — property type, age, available documents, and any known concerns — so we can scope the inspection correctly and tell you what to expect. Second, our licensed engineers perform an on-site structural and electrical evaluation, assessing visible conditions, signs of deterioration, and anything that could affect compliance. Third, we prepare the required reports in the format the city accepts — our reports are formatted to submit without revisions. Fourth, we handle city submission: filing the inspection reports, permit applications, and the licensed professional's form confirming the building's condition. If the building passes, the city reviews the reports and approves recertification. If repairs are needed, we help coordinate the repair and re-inspection process before final approval. You don't manage any of that — we do.
A failed report doesn't mean a crisis — it means there's a defined path forward. The city requires that you hire an engineer and contractor to scope and perform the repairs, pull the necessary permits, complete the work, and then schedule a re-inspection. We amend the original report once the repairs are confirmed. Most buildings that come back with deficiencies have manageable issues like concrete spalling, corroded rebar, or aging electrical panels — things that are common in Florida's climate and have clear repair paths. We walk you through exactly what needs to happen and can refer you to qualified contractors if needed.
The honest answer is that it varies — building size, number of units, height, and the scope of inspection required all affect the price. The inspection and report preparation fee is separate from any repair costs, which depend entirely on what's found. What we can tell you is that the cost of not doing it is almost always higher: cities issue fines for missed deadlines, insurance carriers are increasingly non-renewing policies for buildings without current inspection records, and if a building is ultimately condemned, the financial and legal exposure is significant. Florida Senate Bill 4-D, passed in 2022 in response to the Surfside collapse, requires all condominium and cooperative buildings 3 stories or taller to undergo a milestone structural inspection. Buildings within 3 miles of the coast must complete Phase 1 by the time they reach 25 years. Buildings further inland have until 30 years. Phase 1 is a visual structural inspection by a licensed engineer. If Phase 1 identifies concerns, a Phase 2 inspection with more detailed analysis is required. Deadlines are active and buildings that miss them face escalating consequences from their county building department.
